Quick review. Neighborhood is rough, I took a shower before the even and I am not sure if I came out cleaner or not.

I could not finish. I just wanted to get dressed and forget about that experience at all costs.
Unfortunately, like a car crash, you just can't get really bad experiences out of your head.
Honestly, if you are a good negotiator and can talk her into a 1/2hr CBJ experience, this would be my recommendation.
