Gold Spa/Closed??

Honestly where do these people get the money to constantly break leases, and move? How much are they actually bringing in?

785 closed due to Health Dept/LE. gold is gone now.
Only a matter of time before coco is gone too.
They still have GDS down in central Jersey I think.

Not sure if this line of business is worth it from the ownership perspective. Probably worth it from the provider perspective who earn far more than the owners.

Honestly where do these people get the money to constantly break leases, and move? How much are they actually bringing in?

They still have GDS down in central Jersey I think.

Not sure if this line of business is worth it from the ownership perspective. Probably worth it from the provider perspective who earn far more than the owners.
the revenue from these few joints probably on par with a 200 employees company haha

I don't think so. The provider gets the biggest take. They aren't *that* busy lol. HF's can only go so far.

There's also the risk of losing everything at the location, and more when they get busted.

You also have years lost of their life, and more importantly inability to get hired for any legit job when they get convicted.

Looks like the City of Passaic is the first to be enforcing the new mandates put out by the licensing board. They now require that all staff tending to customers must be a State of NJ licensed massage therapist.

The funny thing is alot of AMPs get past that rule by displaying pictures of licensed massage therapists in the welcome room who aren't the ones providing. Butler, NJ comes to mind here. Passaic enforcing the law is just laughable.

The real way to end MP's in general is to make the landlord criminally liable for his tenant(s) misdeeds which I see alot of states talking about. That would end MPs for the most part since the landlords would not want want to take a risk.

we had a prospective tenant who wanted to open a weed dispensary/distribution center in one of our retail spots. since the law is very grey, and with possible landlord liability we said hell no despite his above market rent offer. The same is going to happen to MPs.

A busy spa will see at least 8 customers per day per room, if they have one girl working per room. At $60 per hour in house fees, each room conservatively generates around $175,000 per year.

If we go based on COCO's 6 rooms*8 guys*$60*7days*52 weeks= A little over $1M in gross earnings in cash for the operators. Which is in cash which they pay the landlord, buy supplies with, use for renovations, etc

Let's say they get busted the prosecutor is going to use this same formula, and get the $1M back in restitution.

But $1M is not comparable to to what large companies make. Clearly alot of people are exaggerating.

Now the licensing board wants every therapist in the spa to produce a license upon inspection. This was supposed to be going in effect as of April 1st of this year.

The problem is most municipalities don't have the manpower to inspect every spa. I know some spa owners that have told me they have not had an inspection in years. They just pay their licensing fees, and no one bothers them. There are plenty of spas out there that aren't even licenses. If they get caught operating without a license, it's a slap on the wrist and a Fine usually, unless you are a habitual offender of operating without a license.

The problem is in New Jersey. To get a massage license, it will run you about 7000 dollars, which includes 500 hours of school. And then pass a written test to get your license.. I know of one provider, older girl that got a license in New York. But it took her 3 times To pass the test. So now it's understandable why they only have one. License hanging in the shop.

Oh I didn't know that. But I do feel the DOH does inspect every spa given what I saw in Butler. But sometimes these inspectors must call in before hand because I'm not sure how every single spa is approved in that 5 mile radius.

And I agree with you about the slap in the wrist. Swan Lake in Pinebrook got caught I believe 6 times with operating without a license, and other ordinance violations. The DOH finally did revoke its license to operate, and then like magic they went to court, and were granted operation rights again lmao.

It's insane the violations they got away with in 10+ years based on public documents. It was very clear that they were not a "legit" spa, and yet to this day manage to stay in business.

Everything is going to change when landlords are held liable.

rajhorn, what you are not considering is the money laundering income. This is a cash business. If it wasn't for money laundering, I think most AMP's in the US would close down.
