I have had two former amp tenants. The lease is not in the owner’s name so they can just close the business and move on like it’s nothing.

This line of business is worth it for the landlords, owners and providers. Amps are never late on rent so we like them unlike other tenants such as a deli who are behind very often. And many of the landlords of these amp tenants are Korean so we all know what’s going on.

I know the owner of Gold. She’s doing very well financially. So Gold closing is not a big deal to her.
I have a commercial building in an urban area. When one our tenants stopped paying rent because he was in the process of selling his business we didn't allow the lease to transfer until all back rent was paid.

We had another idiot who also stopped paying rent, and wouldn't leave so got an eviction. Though could have explored legal options since he owes $20K in rent/legal fees just moved on.

Even if the lease is not in the owner's name there are legal options to pursue to get the rent due as per lease terms. Manhattan landlords literally do not forgive lease rent.

I think the more logical thing they do is just pay a cash lump sum for the remaining lease, and break it to avoid legal ramifications/legal exposure. But huge waste of money, but I guess nothing considering the minimum $1M in cash gold brings in. Though some people estimate gross revenue to be greater than $4M.

Also how is the business worth it for owners/providers. One LE bust and you lose *years of your life* all cash at location pay millions in restitution based on prosecutor analysis of your earnings. You also cant be hired for any future legit jobs.

yeah I guess the owner of gold/785/coco/GDS/365 is doing well financially swimming in cash but at the end of the day it can all be gone in a second. The govt even seizes assets like RE because it was purchased using the proceeds of running a brothel.

Never been to Coco. Do they honor the full hour? Cause alot of RMPS/LMPs have it at maybe 15/20 mins per guy with a 5 min recovery for the provider. So its more 240 guys a day.

And yes coco is 100% going to get busted. paterson LE does not mess around, and nor is it as corrupt as passaic.

There are articles where they arrested something like 60 people in one weekend providers/mongers.

Never been to Coco. Do they honor the full hour? Cause alot of RMPS/LMPs have it at maybe 15/20 mins per guy with a 5 min recovery for the provider. So its more 240 guys a day.

And yes coco is 100% going to get busted. paterson LE does not mess around, and nor is it as corrupt as passaic.

There are articles where they arrested something like 60 people in one weekend providers/mongers.
My guess is Coco will get busted within three months and they know it too. So they’re focusing on making as much money as possible until that day comes.

Yes my choice to avoid COCO is good then. The day it does get busted you will see a minimum of 10+30 mongers arrested.

I was actually close to COCO on Friday. Went to Eastern Cozy instead. But even that was too high volume. 3 mongers walked out after session almost together when I entered the building. That scared me so I left.

I can't imagine how people go to COCO when there are mongers just waiting around near the entrance to be seen. Forget the mongers in session. I think Hawaii is the same.

The funny thing is Gold/785 shut down to health inspections. But COCO will 100% be an LE bust. Is the owner of COCO not afraid she will lose all the money she is earning/go to jail?

I've gotten the full hour the last couple times but if it gets really crazy ymmv; I usually don't stick around when it's that bad.

Getting busted is built into the business plan.

All i can say is i know how the business models work and im sure the police know too. They need to gather alot of proof and convictions to arrest the person behind everything who is paying someone else to out their name on that lease while they are just collecting the cash. Opening up in paterson was definitely a stupid idea though.

LE going the route you're talking about is least likely to happen unless they can justify the resources thrown at it. Easier to bust than a drug dealer but it'll just get snarled up for years in ensuing investigations and court hearings with no guaranteed of the desired outcome.

Best they can even hope for is pinching some newbie part-owner/stakeholder of a spa who has no loyalties.

A girl who was working at Gold and left a few days before it closed, told me she made a little over $80k in 2 months of working. This is only with 5 days off during that time. She said she was able to pay off her debt in China. The owner conservatively makes $4k a day. The worst thing that happens is the shop gets closed down.

The legitimate licensed massage therapist have been lobbying for this licence on command policy for years.
I have not seen it in writing, but I do know someone that was trying to open a massage parlor somewhere in Morris County, and they were told that starting April 1st of this year, that anyone working in the establishment performing massage, needs to be licensed, and needs to show their licence at the time of any inspections or request to see their licence.
This law has been around for years and some townships enforce it. That's how they closed spa's that were in West Windsor, Twp. in CNJ. As someone mentioned to get a license you have to have 500 + hours of class plus pass a difficult exam. A girl I was seeing showed me a sample test and I failed. It is almost like a nurse exam you have to know about skeletal, nervous system, ligaments, tendons, etc. Plus it's in English so that makes it even harder for them to pass.
