Don't know Hayward at all. I don't get to San Leandro all that often either, but I've been to Sunny Spa on E. 14th a few times. The rooms aren't 100% sealed or private, but mostly. I've seen a couple different slender MILFs and on under-30 girl who was a little chubby. It's probably been 8+ months since I've been there.
There's another place almost directly across the street that I went to once, not a great experience -- the girl was heavy beyond chubby and wanted a big tip.
A few blocks to the south is a place called the Spa Room, I read some decent reviews but they might all be for a girl (Amanda) who might have gone private.
Anyway, you can get a better idea of what's around by doing a search using "Leadro" as your search term and that will call up reviews and mentions.
