So i was walking passed Elite Spa to check it out. But then saw a bunch of cops and a lady go in yelling. She was apparently the landlord with buildings department. She was just yelling at MMS saying the building has illegal walls built. She wants them out apparently and Elite has not been paying rent.

Cops go inside and take a look. The landlord was furious and wants them out it seems like. Not sure if any guys were inside but I would suspect the cops to be back. I would stay away from the place during the day. It shows they were still operating during Covid and spas are not allowed to open.

Seems like the stores next to them are also closed. Be careful guys. Block is hot

Good looking out bro!

To be clear, we are in phase 3 of re-opeaning which DOES allow Spas to be open (I mean there is no phase that specifically allows FS-AMPs to be open... because they are illegal... but if the cover is it's a 'SPA' they're fine for opening).

But this is a debate I've had with some guys here before, where many feel what we say on sites like this lead to raids. Maybe but I don't see any meaningful correlation.

Generally police are lazy. They usually only get off their butts for 2 reasons.
1. They have a quota to meet.
2. Someone is complaining to them about something.

That's what's been going on in flushing a lot pre-covid and it will likely start to pick up soon. The back allies of Flushing like old 40th are being developed into fancy businesses and they will complain to the police about stuff and that leads to raids.

Flushing is super hot, i don't know if it's worth the risk.

Not surprised. It's very difficult to evict because of back rent. There's a policy in place about that. Build violations on the other hand is a different matter. Unofficial walls can be fire hazards, and that is enough to shut a spa down.

Well it was going to happen sooner or later, especially when the police station is just down the street. I remember that the walls in Elite spa does not touch the ceiling so technically it is not a wall. I always wondered about it because it was not the first spa that did this and I always found it annoying when i can smell the smoke and worse "the conversations" the other couples were having.
Maybe it is considered a cubicle?

If it’s not a wall, it would be considered a partition. Cubicles needs to be movable. Either way it comes down to the plans filed with DOB when they first rented the space. If the partitions in question weren’t on the plans, and with it the landlord’s permission, then it’s a violation. Unless they can prove otherwise.

I wouldn't worry too much.

krideynyc is correct, there is not much police can do if someone not paying rent. With regards to buildings dept. the landlord would get hit with fine not tenant (the landlord must be a novice landlord or not too bright reporting themselves for an illegal conversion fine {even if tenant made the alterations}). If this is true that there is an illegal conversion, landlord may have to pay a fine to the city of all the rents that they have collected over these past 2 years Elite has been opened.

I was there late last night and they were busy - and the PPS told me "everything great, everyone healthy, business not bad.

Jessica and Ander (mid to late 30 somethings, average face, nice- but not rock hard bods); Jessica with nice eyes. Ander a tad younger and tighter body. Unfortunately they require masks on at all times. Jessica told me she would dfk and daty in 2 months if virus gone.

As far as I know eviction protection ends in August. Landlord could just evict through proper channels. But not sure what the Spa owner is thinking. Of course the Landlord is upset.

Im pretty familiar with LE and there was definitely a detective in a suit whom the landlord was yelling to saying "They are running an illegal business and they have been open since Covid started. You must arrest all of them"! Her english wasnt bad. I was just watching them yell at each other outside near the door pretending to go to the Accounting firm upstairs. I wanted to see if it was a bust or something?

But I guess the landlord wants them out. I am pretty sure the cops will be back during the day. Just to be safe. Night time should be okay

Not the brightest landlord. Not only are they liable for DOB violations (see above), they could be hit just as hard for letting criminal activity occur on their property. Not counting that statement alone was a potential Slander suit in the making. But we know the Spa Owner couldn't win that one.

Finally, if you want the Police to issue citations for violating the Lockdown they need to catch them in the act. Complaining about it when they are legally allowed to open is a moot point.

So I went back during the day and there were some people measuring the outside of the place with some LE.

It seems like a bank as bought the building and they are working with US Marshals to get them out. Elite spa are squatters inside the current building. Just a thought I would avoid going during the day.
